As reported this year the real estate market has been very robust as evidenced by the third quarter which was statistically the strongest 90-day period ever for real estate in the Tahoe Truckee area. In that period there were 522 residential properties traded representing just under $500 million in total volume at an average price of $893,000.

This success can be seen in the community of Gray’s Crossing that is on pace to triple the number of homes sold this year with 19 closed and 2 currently pending sale at an average price of $1,296,000. In 2015 there was a total of 7 sales at an average price of $1,285,000. It is interesting to note that 9 of the sales this year are over the price of $1.4M. Of the 19 sold this year, the high sales price was $1,735,000, which is nearly $300K higher than the high mark of $1,445,000 in 2015 which was the only home sold above $1.4M. The two homes currently pending sale are at list prices of $1,638,000 and $1,749,000. I look forward to an exciting 2017 in Gray’s with many new custom homes as well as the newly completed Fairway Townhomes that will be coming to market next week. I am always on the lookout for fun activities to enjoy with the kids. A complimentary horse drawn sleigh ride in Squaw Valley is a great way to celebrate the holiday season. Rides are available from 3-6pm on December 17, 18 and 23rd. Warming up with hot cocoa around the fire pits is a great way to enjoy live music and the village atmosphere.
