- Create a to-do list for touch up – This is all about the basic little details that make up the big picture. Painting the house or staining the deck goes a long way and shows pride of home ownership. Fix wall dings and have carpets professionally cleaned, as this will be remembered when buyers compare homes at the end of a tour. It doesn’t cost much to fix the small details but goes a long way to get you the price you are looking for with a sale.
- Prepare Disclosures & Inspections – The majority of our buyers are coming from the Bay Area where sellers have disclosures filled out and maybe even home inspections completed so buyers have a good idea what the “as is” condition is and what they are offering on. Have everything ready for buyers to act as this makes negotiating much easier during the offer and throughout the escrow as they buyer feels like the seller is upfront and not hiding anything.
- Highlight List – Put together a features list detailing the type of counters, flooring, heating, appliance packages and any new or unique features. All the little details add up and become a factor when buyers are comparing homes and it should be on the flyer or in the listing so it is readily available for them to see.
