Greetings – 
Spring showers are soaking the mountains, the golf courses are green and opening for play, and the trails are being buffed out for hikers and bikers.  Along with the abundance of spring activities in Tahoe comes the real estate listing season.  Home owners in Truckee/Tahoe begin their spring clean up this time of year to get ready for outdoor living and entertaining all summer.  If they are looking to sell, they want to be ready for the open house circuit coming up Memorial Weekend as many buyers will be strolling the town and attending the Truckee Home and Building Show with real estate on their mind.  
Sellers often ask me what they should do to prepare a home for listing on the market.  There are 4 basic steps that go a long way in preparing your home for sale.
  1. Declutter and Clean – You want the home to feel cozy and inviting, but you also want a buyer to envision it as theirs.  You want buyers to be comfortable sitting down on the couch to relax and get a feel for the environment.  Here is a link to a great article: Declutter Before the Open House
  2. Create a to-do list for touch up – This is all about the basic little details that make up the big picture.  Painting the house or staining the deck goes a long way and shows pride of home ownership.  Fix wall dings and have carpets professionally cleaned, as this will be remembered when buyers compare homes at the end of a tour.  It doesn’t cost much to fix the small details but goes a long way to get you the price you are looking for with a sale.
  3. Prepare Disclosures & Inspections – The majority of our buyers are coming from the Bay Area where sellers have disclosures filled out and maybe even home inspections completed so buyers have a good idea what the “as is” condition is and what they are offering on.  Have everything ready for buyers to act as this makes negotiating much easier during the offer and throughout the escrow as they buyer feels like the seller is upfront and not hiding anything.
  4. Highlight List – Put together a features list detailing the type of counters, flooring, heating, appliance packages and any new or unique features.  All the little details add up and become a factor when buyers are comparing homes and it should be on the flyer or in the listing so it is readily available for them to see.
